WHAT KINDS OF ACCIDENTAL DAMAGE IS COVERED?

Our Damage Waiver is designed to replace traditional security deposits, making booking smoother for hosts and guests. This reduces hassle for the host and guest as you don't have to return deposits.

For a $55 fee per stay, charged to the guest and generally included in the cleaning fee, this waiver covers you for any accidental property damage up to $3,000. Many booking platforms do not allow for a breakdown of this expense which is why it's included in the cleaning fee in some places.

It's important to note that this Coverage is for accidental damage only and does not cover malicious damage, pet damage, or theft. Additionally, hosts must have a minimum of $500,000 homeowners insurance for property and guest liability.

WHAT IF I WANT ADDITIONAL COVERAGE?

In addition, we offer RedAwning Damage Coverage, which is underwritten by Safely and is something that hosts can opt in to.  This coverage is a $95 fee to the guest and is, again, generally a part of the cleaning fee since not all channels provide the option to break out fees.

As this coverage is provided outside of RedAwning, a fee of $12.50 per day is charged to RedAwning. Occasionally, we will lose money on these reservations ($95 was determined to be the number as most of our stays are 7 days or less) as the fee is per day, but overall, it has been fine thus far.

This coverage covers up to $10,000 in theft, accidental, or intentional damage (smoking in the property, damage from an unauthorized pet, or a party). It also includes up to $1M in property and liability damage, so while NEVER recommended, technically, this would also cover any host who did not want to increase their homeowners insurance coverage for rentals.

We use the same form for claims, so for the host, the process is the same regardless of whether they are covered by RedAwning or Safely. However, RedAwning does a bit more work with Safely because we have to enter the details into their dashboard. Safely does have a $100 deductible for all claims, so any small claims we just cover under the RA damage waiver.

WHAT ABOUT LIABILITY?

The RedAwning damage waiver does not cover liability.  If you are opting in to additional coverage you are covered for up to one million dollars in liability as well.  While we strongly encourage you to review your personal insurance needs our additional coverage does meet the requirements for listing your property for rent with RedAwning.
